Here's what to expect during the mortgage and loan journey:
Pre-Approval - Your lender reviews your finances to estimate how much you can afford.
Application & Credit Review - Submit paperwork; your lender checks your credit, income, and assets.
Processing & Underwriting - Your loan is evaluated; appraisals and inspections take place.
Closing - You sign documents, transfer funds, and officially become a homeowner!
Your work isn't done at closing - here's what to take care of:
Change the locks - protect yourself and your new home.
Set up utilities - water, electric, gas, internet, trash collection, etc.
Apply for Homestead Exemption (if eligible) - save money on property taxes.
Review HOA guidelines (if applicable) - understand the neighborhood rules.
Plan for maintenance - budget for home upkeep to protect your investment.
Enjoy your new home - you did it!!
Closing costs are typically 2% - 5% of the home's price. Here's what they may include:
Down payment: often 3% - 20% depending on your loan type (FHA, Conventional, VA, USDA)
Title search & title insurance: $500 - $1000+
Appraisal & inspection fees: $300 - $600 each
Prepaid taxes & insurance: A few months of taxes and homeowners insurance upfront
Recording & transfer fees: Varies by city & county (This is needed to transfer the property deed into your name to reflect you are the new owner. Typically handled by the county clerk or recorder of deeds.)
Real estate agent commissions: Typically paid by the seller for a total of 5% (2.5% for each side of the transaction)

Your Agent (that's me!) - Helps you search, tour, negotiate, and navigate through the entire process.
Transaction Coordinator - Manages paperwork, timelines, and details to keep everything on track and make sure your closing runs smoothly.
Mortgage Lender - Provides your mortgage financing.
Title Company - Ensures the title is clear and coordinates the closing.
Escrow Officer - Oversees funds and documents during the transaction.

DPA, or Down Payment Assistance, is help you get to buy your first home by giving you money toward your down payment or closing costs. This can be a grant (money you don't pay back) or a small loan with no or low interest.
